- 10-year projected financial proforma – totals only(ROWS: Sales, Expenses, and Net Operating Income–IN EXCEL FORMAT PLEASE).
We provide contact sources, Lenders and Lender/Investor underwriting groups who represent domestic and international banks, investment banks, unions, insurance companies, hedge funds, pension funds, private accredited investors, and private lenders.
For example, we have Lender/Investor Underwriting Group sources who represent a number of private money sources for both senior debt financing and equity capital. This debt and equity private money funding is available at reasonable rates and terms.
Our sources provide out of the box creative financial solutions and they bring an extensive network of lending and investment sources to the marketplace. After we process the documentation file and do the business analysis, we then forward the file and they do the front-end underwriting, risk analysis, Due Diligence, packaging and presentation work.
EXAMPLE: Here is a general estimate of terms, but it will depend on the overall risk analysis associated with the specific project and the specific Lender/Investor underwriting group source chosen.
Loan Amount $: to be determined, based on project specifics and equity contributed by Client
Capital Structure: Debt/Equity Combination-up to 80% Senior Debt and up to 20% Equity
Interest Rate Range: 4.5% to 9%, based on risk analysis
Loan Term: 5 to 20 years
Amortization: 20 to 25 years; probably 20 years
Lien Position: 1st Lien Only
Loan to Value: 80%
Prepayment Penalty: None
Reserve Requirement: None
Equity (if needed): The Client will have the option to buy out the equity beginning at month 12 (or stabilization) with a premium of 8-15% of the equity amount.
This would be a private money transaction and not a registered transaction or funding through a traditional lending source. The time frame to funding may be between 60-90 days, but this may vary depending on Due Diligence. On business financing, if a Client has orders in hand, it could potentially be 30 days. This general outline will be finalized after due diligence and underwriting.

Additional Funding Program
LITTLE-KNOWN PROGRAM FOR LARGE PROJECTS:
Based on a Client’s financial projections,
UP TO 100% NON-RECOURSE LOAN
that results in a
CLIENT KEEPING OWNERSHIP.
THE VALUE PROPOSITION: Compared to traditional financing where a Lender would fund 75% of the costs and a Client would typically have to come up with the 25% equity on their own, this is a much better program. This program does not ask for any ownership and can fund up to 100% of the project development costs on a non-recourse, no personal guarantee basis. This Hybrid Debt Program is very beneficial to someone who wants to keep the value that they are going to create over the next 10 to 20 years.
